Step 1 – Hire a Real Estate Agent

Step 2 – Set the Right Price

Your Cindy Banks Team Realtor® will help you determine a competitive and realistic price. They will take into consideration the current market conditions, comparable sales and the condition of your property.

Step 3 – Questions

Your Cindy Banks Team Realtor® will discuss future plans, how much is owed on current property, timing for the sale, your motivation, any constraints & immediate concerns.

Step 4 – Prepare Your Home for Sale

Your Cindy Banks Team Realtor® will guide you on how to properly prepare your home for showings. As well as suggest any improvements or repairs that will help with the sale of your home.

Step 5 – Market Your Property

Your Cindy Banks Team Realtor® will create a marketing plan for you. They will schedule a professional photographer to come out and take photos, they will organize an open house and they will display your home online – through multiple realtor sites. We use not only digital marketing but traditional marketing, such as postcards to reach a wider audience.

Step 6 – Showings

Your Cindy Banks Team Realtor® will pre-qualify buyers who want to see your home. We will capture feedback from Realtors® after all showings and contact you with that feedback.

Step 7 – Price Adjustments

Your Cindy Banks Team Realtor® will review activity on a regular basis, if necessary we will request a price improvement.

Step 8 – Negotiate Offers

Once an offer is received,  your Cindy Banks Team Realtor® will notify you immediately. They will review each and every offer they receive and explain the merits and weaknesses of each.

Step 9 – Accept an Offer

Once you’ve accepted an offer, we deliver the signed offer to the buyer’s agent and your attorney. We coordinate inspections and review reports. We will then follow-up on the appraisal.

Step 10 – Escrow and Closing

We will coordinate the closing process with the buyer’s agent and lender, we will confirm the closing date and notify all parties, we will set up a final walkthrough for the buyers and address any outstanding issues to ensure a smooth closing.

Step 11 – Closing Day

On this day, both parties, along with their real estate agents, gather to sign a multitude of documents. The buyer will present the funds necessary to complete the transaction and you, the seller, will hand over the keys and any agreed-upon items, symbolizing the official transfer of the property.

Final Step – Post-Sale Follow Up

After closing, you will want to make sure you transfer your utilities and update your new address with relevant entities.
